Challenge

North City Business Park Dublin is a high-quality managed industrial and warehouse site off the M50 / N2 motorway. A new unit, A5A, developed by Rohan Holdings, required a modern electrical fitout for this innovative and progressive LEED compliant build. The unit consists of 25,000+ sq. ft open plan office and warehouse space, within a portal frame construction and service yard with 3 dock levellers a roller shutter door.

The project scope included full electrical fit out of the units from general services and electrical containment to lighting, mechanical plant power, fire alarm and lightning protection. The fit out also included EV charging facilities, three phase electrical supply and CT metering, electrical set up to facilitate open plan layout, a feature reception area, staff changing, shower, toilet and tea stations in addition to all perimeter trucking, suspended LED ceiling lighting and wider electrical works around the units for access roads, car and bicycle parking.

Callaghan Electrical was contracted by Townlink Construction to manage the full electrical fit out. Our responsibility included the key touchpoint for all builder’s work and co-ordination drawings and a key role in overall design coordination. This included responsibility for all equipment/plant procurement scheduling, lead-in times / dates required on site and approvals status, management of RFI query logs and attendance at sub-contractor technical services meetings.

Solution

Callaghan Electrical managed and completed the full end-to-end electrical fit out for the warehouse and office. Our work included installation of a full electrical services system, structured cabling for electrical containment, general lighting, emergency lighting, mechanical services electrical connection, fire alarm, lightning protection and EV systems. It also included full testing and commissioning of all electrical work and the preparation and handover of operating and maintenance manuals.

The electrical services system included electrical supply and distribution from coordinating with the ESB, wiring to main distribution board and supply, testing and commission of the main and sub-board assemblies and distribution boards. Sub main cables were installed on an LV cable ladder with final circuit cables PVC insulated and stranded copper conductors. Cable containment systems included trucking, tray, fire tray, cable ladder, lighting busbar, conduit and Dado trucking. Our team completed all power socket outlets including tea stations, hand driers, electric panel heaters and special purpose outlets e.g. fire alarm, security, roller shutter door and dock levellers.

General and emergency lighting Installation included wiring the system, the selection and management of a specialist lighting specialist, switches, luminaires, high-level junction boxes, external lighting and lighting control.

Fire Alarm System including scoping and selecting the type of system, set up of control and indicator panel, wiring, Aspiration Smoke Detection, Approvals, Automatic Opening Vents, Fire / Smoke Dampers and Disabled Toilet and Refuge Alarm Systems.
