Challenge

Callaghan Electrical was challenged to deliver a large-scale end to end electrical fit out service for a multi-purpose and multi-unit development at Adamstown, Lucan, Co. Dublin. Located in the Adamstown Strategic Development Zone. Dublin’s newest suburb, the vision is to create vibrant and exciting new and growing neighbourhood in Dublin of mixed use residential and retail units. Encompassing ‘The Crossings’, Dublin’s newest retail offering located in the middle of Adamstown, Callaghan Electrical was tasked with completing 279 apartments [Block B & E] and 20 shop units shell and core.

The development includes multi-story ‘Build To Rent’ residential buildings ranging in height from 4-9 storeys. Consisting of over 400 residential units including duplexes and apartments along with internal courtyards accommodating retail and café units, resident's amenity area, car parking, bicycle parking and ancillary management, waste, Main M&E plant and service areas.

Callaghan Electrical was responsible for the full electrical fit out – from site set up to the first unit sale – with a complex scope across blocks, apartment units, duplexes, retail outlets and all communal, recreational and shared spaces. The project was delivered in partnership with Quintain, one of the largest residential developers in the country, Henry J. Lyons, one of Ireland's top architects, OCSC, one of Ireland's leading consulting engineers and Elliott Group, one of the most respected construction firms in Ireland and the UK.

Solution

Callaghan Electrical was responsible for full supply, installation and project management of end-to-end electrical contract works across the site, residential units [apartments and duplexes], commercial units [retail, cafes, restaurants], building electrics [lifts, hallways, public, property lighting], access control and security systems. An outline of the project scope is below:

Electricity Connection - including temporary connections, new connections, unmetered ESB cabling and metering arrangements for landlord, each individual apartment / duplex and all retail units.
Communications - liaising with comms service providers and the Contractor for provision of Broadband, Telephone and Television services to the site.
Site lighting - supply, installation and commissioning of the entire new site lighting installations, in compliance with SDCC public lighting requirements.
Automated gate installation - supply and installation of the LV and ELV cabling to the automated gate installations, all gate control and safety feature wiring including access control keypad/intercom and all wireless fobs.
Main Distribution Board - supply and installation including the subdistribution boards, sub consumer units, unmetered submain cables, generator wiring/installation, cable tray installation, fire alarms and block lifts.
Sockets and power points to serve CCTV system equipment, Intruder alarm equipment, fire dampers, access control doors, intercom systems, television provider electrical support, socket/USB charger outlets in addition to unit appliances e.g. dishwasher, hob, cooker, washing machine, extractors etc.
General lighting - supply and installation of the general lighting in common areas, carparks, stairwells / cores, plant spaces, and bin stores etc, local light switches and automatic light sensors including supply of all fittings.
Life Safety Systems - supply and installation of entire emergency lighting system , Fire Alarm system , disabled refuge and Disabled alarm. Complete electrical wiring and connections of all specialist for the Sprinkler system controls and
Automatic opening vents system (AOV system)
Structured Cabling installation - for communications, voice/data cabling, communication cabinets, cable labelling, testing and commission.
Access Control - supply and installation including hardwired locks, electric locks, power supply, Egress buttons, control units, readers, keypads, green break glass units and Abloy locks for areas including car park gates, pedestrian gates, access doors and intercom installation.
Other services – various works inc. electrical work for gas detection system.
